This project is an interactive data visualization dashboard built in Tableau. It analyzes Airbnb listing data in the Seattle area to identify pricing trends, revenue seasonality, and the correlation between property features and rental rates.
The dashboard provides a comprehensive view of the local short-term rental market, allowing investors and hosts to understand:
- Which neighborhoods (zip codes) command the highest nightly rates.
- How revenue fluctuates throughout the calendar year.
- The price premium associated with adding additional bedrooms.
- The supply distribution of different property types.
- Map Integration: Utilizes Mapbox/OpenStreetMap to create a choropleth map of Seattle.
- Zip Code Heatmap: Visualizes "Average Price per Zipcode," highlighting the most expensive areas (e.g., Zip 98134) versus more affordable regions (e.g., Zip 98106).
- Time Series Chart: Tracks "Revenue For Year" on a weekly basis from January to December.
- Key Insight: Identifies peak revenue periods in the summer months (June–August) and holiday spikes, helping hosts optimize pricing strategies for high-demand windows.
- Price vs. Size: A bar chart displaying the "Average Price per Bedroom."
- Trend: Shows a linear increase in price as bedroom count rises, ranging from ~$95 for 1-bedroom units to ~$578 for 6-bedroom properties.
- Inventory Distribution: A breakdown of listing counts by bedroom number, showing that 1-bedroom apartments make up the vast majority of the market (2,400+ listings), while large 6-bedroom homes are scarce.
- Tableau: For data visualization, dashboard composition, and interactivity.
- Mapbox: For background mapping services.
